Before you begin renting your property, several key steps are necessary, including submitting the SCIA (Certified Notification of Start of Activity) to the municipality where the property is located, obtaining the National Identification Code (CIN) or Regional Identification Code (CIR) depending on regional regulations, verifying that the apartment is equipped with suitable systems and the minimum equipment required by regional regulations, and finally, taking out an insurance policy. Subsequently, when you rent the apartment, you will need to submit guest data to the Police Headquarters via a dedicated online portal and pay the tourist tax to the municipality.
When filing your tax return, you will need to include the rental income. Every year, you must submit the Tourist Tax Declaration electronically, through an accountant or other intermediary. The heirs, those with title to inheritance and the legatees must submit the declaration of estate within 12 months of the date of opening of the succession, which generally coincides with the taxpayer’s date of death.
The declaration of estate and the application for land registry title changes must be submitted exclusively online, through the online services of the Revenue Agency.
